Contract Management
➢ Drafting first cut and Vetting of documents pertaining to the leasing of immovable properties; Letter of Intent; Agreement for Lease, Leave and License; Memorandum of Understanding/Memorandum of Agreed Terms; Lease Deed, Franchise Agreement (Retail Business Agreement), Term sheets, Tripartite Agreement, Addendum.
➢ Letters (Renewal notice, Letter for change in bank details, Possession Letter, Effective/Commencement date letter, Escrow letters, Bank NOC. Tripartite Letter, Effective date Letter/Commencement date letter etc.) ➢ Tracking of Renewals and maintaining data base of the same.
❖ Preparation of Data Base & MIS
➢ Maintaining database of properties by preparing a master data containing all key aspects of property transaction as mentioned in the agreement such as rent, security deposit, term, lock-in etc.
➢ Monitoring and follow up of renewals for all stores. ➢ Maintaining documents in PMS for easy reference.
❖ Legal Assistance
➢ Providing legal assistance and guidance within and outside the department.
➢ Coordinating with Store development team for closure and execution of agreement before store opening.
➢ Sending out proper communication to the finance team on store opening date so as to ensure sufficient discharge of financial obligations towards the Landlords as per the agreement.
➢ Coordinating and Interacting with Owner/Developer/Lessors for property related queries pertaining to payments, and closure of legal documents; ➢ Coordinating and resolving the queries of Taxation, Administration department for licenses.
➢ Coordinating and resolving the queries of Banking, Administration department for licenses.
➢ Coordinating with Solicitors/ Advocates for title clearance, stamp duty payments etc.
➢ Coordinating with Signatories for signing (execution) of the documents.
➢ Coordinating with Auditors and providing them with details/agreements for audit.
➢ Coordinating and reviewing stamp duty calculation, making Online Stamp duty payments and scheduling registration.
➢ Coordinating with external consultant for agreement closure.
• Coordinated with Business Development team and completed the registration process for smooth function of the store.
• Analysed processes to identify areas for improvement and enhance efficiency.
Attended Sessions Courts and Metropolitan Magistrate Court in relation to Criminal and Cheque bounce matters.
