• Specializing in Low-Income Housing Tax Credit (LIHTC) properties, supporting affordable housing initiatives.
• Reviewing and performing quality checks for financial documents, including rent rolls, historical operating statements, and ensuring compliance with regulatory and investor requirements.
• Perform detailed variance analysis, evaluate the Debt Service Coverage Ratio of the property, and assess reasons impacting change in property operations, notifying observations to U.S. counterparts.
• Performing a quality check of guarantor financials to assess if the requirements mentioned in the guaranty agreement for liquidity and net worth have been fulfilled.
• Processing annual audits to analyze the annual performance and the debt service of the property, as this is reviewed by the external auditor.

Additional tasks:

• Preparing TAT reconciliation reports to ensure all the deals have been completed in the assigned period.
• Frequent contact with U.S. counterparties regarding new updates for multiple processes.
• Prepared a SOP for one of the processes.

• Credit Admin Process: Requesting monthly, quarterly, and annual financials from borrowers.
• Effectively communicating the updated schedules with Asset Managers and different processes.
• Developed the structure of the process for the department in alignment with its detailed description and steps.
• SWAT process: Preparation and quality check of spreading for the Asset Manager in Microsoft Excel, using the Income Statement, Profit and Loss Statement, Budget, and Rent Roll.
• Performed property performance using the spreading.
• Managed an average of 3 projects: ESG Rating, Interest Rate Cap, and Preparation of QAR.

• Uploading financials received on a monthly, quarterly, and annual basis pertaining to personal financial statements, insurance, appraisals, legal loan documents, UCC, escrow, closing forms, and all the major third-party activities.
• Verifying if all the information is compatible and accurate.
