  • Within my first year, I progressed from a turn tech to a rehab tech and then to a maintenance supervisor.
  • My team and I ensure that all work orders are completed within 24 hours, that turns are completed and returned to the market within a week, and that rehabbed apartment homes are updated to a beautiful look to increase the property's value.
  • We provide our residents with not only what they pay for but also what they deserve.
  • My team and I work together to maintain a nearly 30-year-old multi-family property as a class A property, striving for beautiful homes, excellent property, and outstanding customer service.
  • My daily tasks and skills include:
  • - Tracking parts and inventory, ordering parts within budget, and negotiating with vendors for the best deals.
  • - Collaborating closely with the property manager to ensure timely completion of move-ins and creating a welcoming environment for new residents.
  • - Work with contractors to negotiate bids that ensure the best performance at the most affordable price.
  • - Managing a team of three, plus myself, to complete work orders within a 24-hour period, preparing for and executing renovations according to the production schedule.
  • - Working with contractors to complete special projects on time, assisting them as needed to meet deadlines.
  • - Updating the 'make ready scheduler' on Yardi to reflect leasing availability, coding and entering weekly maintenance bills to ensure timely vendor payments and comparing pricing from previous months.
  • - Maintaining the property's aesthetics, including dumpster areas, dog stations, landscaping, and collecting loose trash throughout the property.
  • - Providing support and guidance to my staff, going beyond the typical supervisor role. I actively participate in the field with my team, working alongside them to ensure their success.
  • My diverse skill set includes electrical, HVAC repair and installation, plumbing, appliances, water heater installation, beautiful tile work, drywall, carpentry, painting, and troubleshooting.
