• Studied drawings, specifications and 3D renders as per discussed scope of works with the client/ designer and accordingly prepared RFI to get clarifications with them for Luxury Interior Fitout projects.
• Able to do micro-detailing to visualise elements of items to be executed from 3D renders and layout alone with material specifications for quantification of the items as per standard and non-standard mode of measurements wherever required with proper specification of the items and accordingly detailed cost analysis.
• Perfectly detailed out BOQ items for various packages in RFQs (Wall lining/ base works, Stone, Tile, POP, Paint, Wooden floor, Vinyl floor, WPC ceiling, WPC deck, Glass cubicles and railings, Decorative Metal works, MS structure works, Mirrors, Facade - Stone, Decorative plaster works, other civil works, etc) highlighting every detailed design with some snapshot for every necessary items which become handy to make vendors understand details which helps to get nearby accurate costing from vendors for each and every items e.g. different sized designer skirting, designer moulding, decorative pillars, pattern flooring, etc in stone works package, and decorative cornices, mouldings, bulkheads, coves, etc. in POP works package.
• Prepared detailed BOQ's for Indian projects for Fitout works of residential flats/ villas/ farm house projects along with their cost estimates after proper rate analysis of material and manpower requirement for client submissions.
• Prepared BOQ's for Dubai based projects for Fitout works for villas (without cost estimate) for client submissions.
• Prepared target budgeted cost for Indian projects for material and labour along with preliminaries as per company set standard for the projects to be executed within the budget.
• Prepared Variation Orders for extra items and changes as per the design changes for positive or negative cost impact for running projects for submission to client for their approvals with proper cost analysis and make the changes presentable by highlighting the changes perfectly.
• Negotiated with subcontractors for best pricing for various subcontract packages along with mutually agreed terms and conditions of advance payment, average manpower requirement, accommodation, conveyance, consumables, etc.
• Prepared Budgets and Milestones with BOQ's with detailed material and manpower requirements over Farvision for Indent and Purchase Orders of materials, subcontract to subcontractors, Preliminaries, etc. to route all the costs through Farvision.
• Assisted new joiners and shared my experience in our department regarding methods to prepare BOQ line items and to do rate analysis for various decorative works in Luxury Interior fitout.

Project: RNP #1, Hyderabad

Project value - 56 cr (Item rate contract)

• Worked for planning of resources by quantity takeoff of items for Shuttering, Concreting, BBS, Brick masonry, Cement mortar plastering, waterproofing.
• Prepared Daily, Weekly and Monthly progress reports.
• Maintained Hindrance and Delay register for critical activities along with documentation of correspondences for communication to client and vendors, work and purchase orders, etc.

Project: Renovation and Retrofit of BS Negi Bhawan, Dehradun

Project Value - 46 cr (Item rate contract)

• Handled the preparation of complex Running bills to client for retrofitting (Carbon Fibre Wrapping of Columns and Beams with other necessary items), civil (Screed, Brick work, Plastering), interior fit out (Stone and Tile works with Finishing activities such as Gypsum False Ceiling, Wall Panelling & Partitions with Veneer and Laminate, Wall putty, Wall and Ceiling Paint, Internal and External Texture Paint works), Furniture items such as Storages and Workstation tables, and structural glazing items.
• Identified previously non-billed executed items before self-handle of billing for the project and claimed those items by preparing a complex task of complete previous claim statements and justified non-billed items.
• Prepared change orders and extra items for BOQ, submitted and certified from client. Handled other tasks such as Material reconciliation, executed quantity simulation, Job Cost Report, Daily, Weekly and Monthly progress reports.
• Supported site Project Manager in preparation of drafts for mails and letters submission to client and subcontractors.

Project: Multipurpose Auditorium project, Consolidated Construction Consortium Ltd. Chandigarh, Panjab

Contract Value - 39.7 cr (Item rate contract)

• Prepared client and subcontractor bills for Shuttering, reinforcement (Bar Bending Schedule), concrete and Structural steel works and their certification from client. Prepared daily and weekly progress reports.
• Prepared Job Cost Reports, Budget reports and Cash Flow Reports for Civil works
