  • Analyzed 1003, credit, income, compliance, contracts, title documents and appraisals during underwriting process.
  • Review AUS/LP address, DTI, Loan amount, income parts require document, bank statement as per AUS & compare with application.
  • AUS DTI mismatch with application check AUS showing Omitted DTI ratio or check application liabilities section month showing less than 10.
  • Reviewed income documents pay stub, W2, VOE, Tax returns.
  • Verifying LOX document any missing information like income docs are employment related information.
  • Analyzed credit report factors and transaction details & liabilities & REO information details in credit report all factors should enter in applications.
  • Analyze assets documents based on application and as well as AUS requirement met with given asset documents.
  • Reviewing Appraisal document as per our client set of guidelines like cost approach, comparison of property, sales price & appraiser signature & photo copy of pictures.
  • Reviewing Purchase contract and check for expiration date.
  • FHA & VA file reviewing all mandatory documents as per client requirement.
  • Creating documents like Third party employment, Flood cert, Hazard insurance, Title Report, USPS, NMLS & Compliance report.
  • Process the loan as per the quality parameters and client guidelines and move the file underwriter.
  • If any major documents found an error or not met with client criteria stop the file until all documents get set with requirements once get the document then move file to underwriter review.
  • Once all documents verified and entering details in application move file to underwriter review.

  • Review all type loans once file received check the packages and check document name and create respective document as per document and move the documents.
  • Review after completion of packages are moved correctly to respective folder name or not.
  • Identify the error name which could not found document in application and move to misc docs.
  • Once complete the file and verifying all documents are set make a note and move the files into queue.
  • SHIPPING POST CLOSING AUDIT:
  • Download package of broker upload documents create folder based on file, Creating Loan officer, borrower sign & date in 1003, FHA 92900 addendum, VA 1802 addendum.
  • Check all disclosures documents are e-signed or not.
  • E-sign not completed report to broker upload disclosures package should with e-sign documents.
  • Once get e-sign document verifying all all pages and document as per SOP.
  • Once done prepare the checklist and upload into application.
  • Everything set as per SOP requirements met upload packages & extract into shipping funding Audit.
