Selected for an international secondment with Deloitte Canada’s real estate team, contributing to audit support and valuation advisory services across commercial and residential portfolios. Gained exposure to North American valuation standards, regulatory expectations, and client service models.

The current role encompasses:

• Real Estate Valuations: Perform valuations of commercial and multi-family real estate assets using all major valuation approaches, including Income (DCF, Direct Capitalization), Market (Sales Comparison), and Cost approaches, tailored to asset type and client objectives.
• Audit Support: Conducting thorough testing and analysis of real asset and land valuations, including evaluating underlying assumptions and valuation methodologies.
• Infrastructure Proposals: Supporting the Infrastructure team by contributing to the development of new project proposals. Responsibilities include conducting research, preparing documentation, and assisting in strategic planning within the real estate sector.
• Conducting micro market analysis research and analyzing real estate pricing trends, demand, and supply.
• Developing a comprehensive real estate database for transactions and listings in regions lacking robust databases, involving detailed record gathering, organization, and maintenance to ensure accurate and accessible data.
• Supporting recruiting, training, and professional development efforts.

• Assisted an investment bank in providing sell-side research, my role involved creating financial models from scratch, building projections and updating the models pertaining to Semi-conductors, Technology and REITs industry.
• Conducted extensive company valuations using DCF, DDM, and Relative comparables.
• Assisted teams with capital budgeting based on NPV and IRR, Industry research, gathering data from various sources, analyzing trends, and preparing research reports.
• Assisted lead analyst on initiating coverage reports and updating quarterly performance and corporate actions.

• Company Overview: (One of the first to offer online bespoke services for men's accessories in India)
• Managed multiple, concurrent process through a team of 5 people, and where necessary, strategically prioritized to ensure all deadlines are met. Successfully sold through more than 30 stores in Delhi-NCR, India.
• Launched Facebook marketing initiative, generating leads that contributed to 15% of sales. Conducted target market research to scope out industry competition and identify advantageous trends.

• Spearheaded process and control improvement initiatives and successfully systematized process activities.
• Prepared and maintained Intercompany reports and Intercompany reconciliations.
• Generated and monitored Transfer Pricing reports in line with the international guidelines.
