Pre-Sanction Appraisal of High Value Properties - Independent valuation of immovable properties above Rs 30 million (Residential, Commercial, and Industrial) taken as collateral in the mortgage process for North Zone comprising of the five circles – Delhi, Haryana, Punjab, UP and Rajasthan.
Appointment of Appraisers and review of their performance -Appointing and reviewing performance of a team of 25 valuers of the entire north zone including regular discussions and feedbacks on valuations.
Post mortgage audit of properties - Auditing of the property valuations for the entire north zone which included regular visit of all the locations within the zone and appraising the underwriting team of any adverse observations.
Framing and implementing valuation policies – Initiated the process of framing the valuation manual which included policies and procedures for the valuations of the agri-business group based on location and case type.
ACHIEVEMENTS
Being the first Technical Manager in the zone for this group, I brought in a lot of new processes in the valuation policy, which included mandatory visits to high-value properties and recommendation for proceeding with a case.
The process of creation of valuation policies for my zone and the handling of valuers were taken over by me from the credit underwriting team. The valuers were thus made more independent from the loan generation process.
Pre-Sanction Valuations – Conducting independent valuations of immovable properties (RRE, CRE and Industrial) at pre- sanction stage along with review of valuations provided by external appraisers for all departments of the bank.
Market Research - Real estate research and analysis to prepare quarterly property price movement data (PPI) and business potential data (BPD). Preparation of Project Feasibility reports of upcoming real estate projects, which included SWOT analysis and recommended products and pricing based on extensive survey. Preparation of quarterly city reports of all major cities in the purview area which included price trends and recent real estate developments.
Developer Under-Construction Market Appraisal – Review and approval of new developers and projects and quarterly review of progress of projects. Project Valuation Reports and analysis for Construction Finance of Projects.
Large Team Handling - Coordinating and managing relationship with real estate appraisers including appointment, periodic feedbacks and annual review and renewal. Managing & handling a team of 4-5 in-house Technical Managers and Technical Executives across locations. ACHIEVEMENTS
In Bhopal (2007-2010), I handled valuations and other assignments for the entire Madhya Pradesh Circle consisting of 4 major cities and multiple Agri & SME business zones when no other senior resource was available for assistance.
Undertook some very high-profile valuations, feasibility studies and other non-core assignments for internal revenue generation as part of effective cost strategy in ICICI HFC and showed excellent results. We sometimes even competed with the bigger circles of Delhi NCR, Mumbai and Bangalore in terms of revenue generation.

ACHIEVEMENTS
In Malegaon, I was the first to arrive at the site along with the contractor and overlooked the entire site supervision work, right from setting out to final delivery. It was a most comprehensive experience for me and gave me the most in-depth knowledge of construction.
In my final stint in the NE-1 at Anand, I was given responsibility of single handedly managing the supervision of one zone of 12.5 KM. Post final construction, the zone was adjudged as having the best quality of earthwork in the entire 2nd phase.
