Responsibilities:
Independent Testing Home Loans: - Doing Quality Audits on the post funded loan for Home loans of Bank of America.
- Both loan Review & Pre Underwriting steps are performed as a part of the audit.
Loan review steps include the following 4 re-verifications:
1) Re-verification of Incomes and Employments (VOI/VOE).
2) Re-verification of Deposits (VOD)
3) Re-verification of Mortgage/Rent (VOM/VOR).
4) Re-verification of Gifts (VOG). - Pre Underwriting steps includes the following 6 modules:
1) Income calculation: Base pay income calculation-hourly, weekly, Biweekly, Semi monthly & monthly, YTD income, WVOE, W-2, Bonus, commission income etc.
- 2) Credit report- Age requirement, Reference ID, Housing payment history for Mortgage and Rent, theft / Fraud Detector, post closing credit report, credit score requirement, Reconciliation of debts, Nontraditional Credit score.
- 3) Assets-Validation of all the bank statements and Gift letters present in loan file and calculation 401K account.
- 4) PITI (Principal, Interest, Taxes and Insurance).
- 5) Data entry for Borrower information and Appraisal reports. Disaster, Clues & EPD/FPD.
- (6) Tax transcripts & Checklist.
Identity of IRA & Prior to this COS-QC process, I worked as a Subject Matter Expert (SME) for the Blue Print process in Home Loans and Insurance. Already worked as Quality Coach (QC) for IRS 4506-T process. Besides loan processing/audits, also taking other extra responsibilities like resolving queries for the team, providing refreshers process training to the team whenever required. - Contributed to team success by completing jobs quickly and accurately.
