1. Maintenance Oversight - Manage daily upkeep of electrical, plumbing, lift, STP, WTP, etc. - Schedule preventive maintenance and AMC services.
2. Vendor and Staff Management - Supervise housekeeping, security, gardening, and technical staff. - Coordinate with external vendors, and ensure quality work.
3. Safety and Compliance - Ensure fire safety, equipment checks, and statutory compliance (like AMC, KYC, and STP norms). - Emergency preparedness and safety drills.
4. Budget and Cost Control - Assist in budgeting for maintenance and operations. - Track expenses, raise purchase requests, and reduce wastage.
5. Resident/Occupant Coordination - Address resident complaints and service requests. - Maintain good communication and feedback systems.
6. Utilities & Energy Management - Monitor usage of electricity, water, diesel, etc. Work on cost-saving and efficiency initiatives.
7. Record Keeping & Reporting - Maintain logs, checklists, and maintenance records. Submit daily, weekly, or monthly reports to the management committee or employer.
8. Project Supervision - Oversee renovation, civil work, and improvement projects.
