Hazard and Flood Insurance Process Flow:

Hazard insurance is coverage that protects a property owner against damage caused by fires, severe storms, hail/sleet, or other natural events. As long as the specific weather event is covered within the policy, the property owner will receive compensation to cover the cost of any damage incurred. Typically, the property owner will be required to pay for a year's worth of premiums at the time of purchasing the policy, but this practice will depend on the exact details of the policy.

1. Hazard insurance protects a property owner against damage caused by fires, severe storms, and other natural events. We check the Policy and update the information accordingly.

2. Hazard insurance usually refers to a section of a general homeowners insurance policy that protects the structure of the home.

3. Mortgage lenders often require you to have homeowners insurance to get hazard coverage.

4. In areas prone to certain risks, such as floods or landslides, homeowners often opt to take out separate or additional hazard insurance to cover specific contingencies.

5. Flood insurance is often required by mortgage lenders when properties are located in federally designated high-risk flood zones or floodplains.

6. Flood insurance is a separate policy from homeowners insurance, which doesn't typically cover damage or destruction by floods.

7. Lenders usually only require flood insurance to cover the property structure, though borrowers can also buy coverage for their personal belongings and furnishings.

8. Flood insurance is available through the federal National Flood Insurance Program (NFIP) for homeowners in high-risk areas and other participating communities.

Mortgage Process Flow:

1. Underwriter having Expertise in Conventional, FHA, VA & Fannie Mae Loans, known for strengths in risk credit analysis and documentation review. Consistently commended for the timely and accurate completion of compliant investors and packages facilitating volume growth while preserving book-of business quality.

2. Review loan files for completeness and accuracy including but not limited to verification of documents including evaluation of credit reports, purchase contracts, appraisals, title commitments, VOE, tax returns, divorce decrees, Note, Security Instrument, HUD, 1003/1008, AUS/Approval and other loan pertinent compliance documentation.

3. Evaluate debt & loan-to-value ratios, credit score, Cash Flow Analysis property valuation and various other factors.

4. Comprehensive knowledge of underwriting guidelines and restrictions for conventional and government-insured loan programs for both conforming and nonconforming mortgages.

5. Handling Team in absence of Team Leader and working collaboratively with team members to drive deals and targets to successful completion and closure.

6. Having Knowledge on various deals and client specific FNMA, Citibank, JPMorgan, Kondaur, MCM Capital, Goldman Sachs, Credit Suisse, Nomura, Carval, NRZ, AMIC, Truman Capital, Headsland, VWH, Aspen, Pretium, Roosevelt, Firstkey etc.)

7. Clear and precise knowledge for clearing validations in the files. 11. Monitor, Motivate and Lend assistance for queries and scenarios asked in the Team Group to drive process excellence.

8. Maintain and Update daily productivity and absenteeism everyday and ensure Team Members meeting 100% productivity for the day.

12. Review, analyze and/or interpret financial operating statements, rent rolls, third party reports, tenant lease agreements, surveys, title reports, zoning reports, property insurance policies, credit reports, and other due diligence requirements.

13. Research, analyze and summarize tenant level information including financial trends and credit ratings or stock market capitalization.

14. Conduct telephone interviews to solicit market data with brokers, appraisers, investors and other market participants.

15. Research, analyze and summarize market and sub market information including inventory, absorption, new/proposed development, and rent and vacancy trends.

16. Extract pertinent data from appraisal engineering, environmental and other third-party reports.

17. Write property, market, borrower/sponsor descriptions, and third-party report summaries that will be included in credit memos and asset summary reports.
