Looking actively for an overall assignment (as lead role) in Project Management and Execution- in the field of Logistic Infrastructure / Distribution Centers, Malls or Commercial fit-outs, Food Joints, Retail Construction/Expansion, offices or Learning Centers etc. with for delivering end to end project , where I can utilize my learning and experience to deliver a quality project within given budget and time frame. Being as person who believes in multi-tasking and team work, wish to revive n involve the team in such a manner where working becomes an enjoyable endeavor for each n every individual.

With extensive experience of 29 years, have potential to manage and deliver multiple sites running simultaneously in all accuracy as per business need.

Majorly has completed the fit out and execution of

• Mall Fit outs (more than 2000+ Retail Stores), which translate into more than 10 lac sqft. of retail space
• 70+ Restaurants (SIS), 1 0+ corporate offices , 4 Petrol Pumps , 3 Distribution / Logistics Center,
• Corporate office of Future Retail of 1.25 lac sqft at 24X7 park, Vikroli , Mumbai. 4 learning and development centers,
• 100+ telecommunication/ BTS stations. Land Acquisition and Development.

Project Execution: 

• Understand the layout and design aspects.
• Understand the specific requirements of the existing Project.
• Align, schedule, track and deliver projects in line with the master project delivery schedule.
• Align with the Concept Project Design team and the Regional Retail team to deliver on the specific requirements of projects.
• Generate BOQs as per defined norms.
• Share project progress updates and tracker at regular intervals to all the relevant stakeholders.
• Collaborate with the Regional Project Design and Concept Project Design team on design pack and specifications for smooth Project execution.
• Manage the commercial aspects of project execution (releasing order, making payments and closing of project capex with required documentation as per SOP).
• Ensure handover of the project to the operation team as per defined timelines and quality standards.
• Align the expected project deliverables with the Execution team with reference to scope of work, terms of LOA, design pack, BOQs, material samples, timelines and quality standards.
• Manage the Execution team to deliver as per the defined project deliverables. Understand the complete MEP design docket, MEP BOQ, MEP specifications, material details and collaborate with the MEP team for completion of MEP works.
• Manage the creation, approval and maintenance of material sample boards. Ensure feedback is collected after completion of each project from the relevant stakeholders as per the defined process and required actions taken to address the feedback.
• Bring value add through value engineering and execution.

Property Leasing / acquisition: 

• Market Mapping with Marketing Team to Understand market potential and help identify trade areas.
• Identify the Owners of the property.
• Complete or review appropriate legal documents and forms related to the rent or lease,
• Ensuring compliance of proper legal formalities.
• Coordinate license related documents, load, landlord scope of responsibilities, etc. for projects.
• Liaison between landlord and other departments in the company Like Accounts, Legal and Store Operations Team and Manage landlord.
• Coordination with the projects team for timely completion of the construction of the New Stores. Negotiate the rent, lease of property for opening of new stores. Collection and reviewing rental and other commercial benchmark data of properties in identified cities and identified locations. Doing tie up with other Real estate players for properties across the region.

Vendor Management: 

• Identify, assess and finalize the vendors.
• Define the vendor scope of work and deliverables.
• Manage the vendors to deliver as per defined expectations.
• Evaluate the vendors and take required actions to address vendor issues.

Cost Analysis: 

• Undertake open costing for all the BOQ line items to arrive at the right costing to enable the commercial team negotiate better without compromising on the deliverables.

People Management: 

• Select the right team members. Set expectations and give regular feedback to team.
• Provide adequate support and motivate the team to deliver on the job. Guide, coach, train and develop the team. Help / support HR for sourcing right candidates.
