• Conducting feasibility studies of upcoming projects.
• Prepare Ball park estimate -0 after land finalization and Ball park estimate 1 upon concept receipt
• Preparation of all type of budgets.
• Tracking of budget on monthly basis & circulate MIS report to management
• Quantity takeoff and validation of BOQ specifications with respect to design and drawings.
• Prepare / Review Bill of Quantity's received from in house design team / external cost consultants with respect to Quantities, specification, scope of entire BOQ items and submit to Contracts team for tender process.
• Coordinating with contracts team for vendor query clarification, Technical assistance and in negotiation.
• Review and Scrutiny of all Variations / NT items with respect to change in Design, specifications, Quantity with all relevant details received from project team and confirming to Contracts for issuing Variation / NT items.
• Preparation of Bill of Quantities, Variation order and rate analysis.
• Performing Value engineering to meet budget and design requirements.
• Responsible for complete Budget, BOQ Specifications, Quantity of all plotted developments, Residential, Commercial projects .

1. Puravankara Project's :Atmosphere, Zenium, Windermere, Orient grand,Silversand , Westend.

2. Provident Projects : Capella,Neora,Kenworth, Parksquare,Sunworth, Winworth.

3.Purva Land ( Plotted development ) : Tivoli Hills, Hibiscus,Southbay.

4. Commercial : Zentech Business park & OMR.

• Work closely with Contractors to ensure timely receipt of bills; Verification of quantities & Monitor timely completion of Contractor billing certification activities as per contract terms and Organizational guidelines.
• Measurement verification at site inline with IS standards.
• Provide timely support to Commercial, Purchase and Engineering Departments on all BOQ and contract administration related matters.
• Maintain database of all BOQs, Contractor bills, tax invoices, payment receipts and related documentation.
• Reviewing & tracking details periodically and informing vendors, contracts, consultants about contractual requirements
• Collecting all contractual requirements for bill certifications like test certificates, warranty, guarantees, etc. and sharing them with respective stake holders.
• Receive bills through proper channels and check bill along with its supporting documents. Inform vendor, contractor, consultant, etc., about shortfalls of bills received.
• Assuring work is as per work order specifications & Quality standards.
• Services Handled : Electrical, HVAC, FPS & FAPA, Plumbing , BMS,.. etc
• Projects Handled : Holiday Inn Express OMR ( 129 Keys - Hotel ) , Orion Uptown OMR ( Retail ) , Signature Tower( B + G + 22 Tower Commercial ) , Brigade Buena Vista (2 B + 22 Floors 2 Tower Residential )

• Coordinate with consultants,Architects to ensure timely receipt of drawings (and BOQ"s); Seek clarifications on drawings, if required and to coordinate with Client, Consultants & sub contractors to ensure completion of the work on time with desired quality.

• • Drive cost saving through minimization of rework and wastage at the site, Ensure adherence to the project budget.
• • Award of sub-contractor orders & tracking subcontract works.
• • Preparation of Contractor Bills and Client Bills and subcontractor BOQ's.

• Indenting material & Coordinate with the Purchase Department for timely communication of material specifications & sample selection; Ensure all materials received at the site are as per standards stacked / stored appropriately

• • Planning of project work & concentrate on it to complete the job within target date .
• • Follow up of CEIG & BESCOM related approvals.
• • Attending bid conferences and site progress meetings.
• • Projects : ITC Green Center, Bangalore ( Base Building 25 Lakh Sq Ft. ) , CISCO ( 17 Lakh Sqft ) .

• Planning and Scheduling of project activity including job allocation.
• Preparation of shop drawings, BOM as per site Conditions and GFC Drawings.
• Preparation of BOQ's and performing technical negotiation for sub contractors along with contracts team for MEP services.
• Ordering and following up of Material Procurement process.
• Supervise and inspect all MEP activities to ensure adherence to design specifications.
• Certification of contractor Bills of MEP services.
• Coordinate with the Purchase Department for timely communication of material specifications, indenting and sample selection; Ensure all materials received at the site are as per standards stacked / stored appropriately
• Projects : 1. The NCC Urban Senate (1 Lakh Sq feet 14 Floor 62 Flats Apartment Project )
  2. Govt. Medical College and Teaching Hospital Konni, Kerala

• Ensure the work done as per client requirements, as per the quality standards & as per contract.

• Verifying & Confirming the modifications and additional works are approved and done.
• Ensure timely preparation of the required checklists, hand over lists, snag lists , shop drawing , As built drawing etc;
•Supervise and inspect all MEP activities to ensure adherence to design specifications; Highlight deviations to the superior and take decisions, if required.
