• KEY RESPONSIBILITIES AND ACCOUNTABILITIES OF THE ROLE
• 1) Planning, Getting Executed work from Contractors, Design and implementation for MEP WORKS of Plumbing and Firefighting, Electrical, HVAC, LIFTS INSTALLATION activities as per High Rise Building Norms and as Local Body Authority specified details at Design.
• 2) Design verification, Shop drawings and Material Technical Data Sheet approval.
• 3) Leading team for execution and coordinating with contractors.
• 4) Execution of Plumbing services including Landscape and Irrigation systems.
• 5) Execution of Swimming Pool.
• 6) Execution of Sewage Treatment plant (STP)
• 7) Planning, coordinating and execution of entire project Infra work of all MEP Services like Sewer Line from Tower to STP and Municipals chambers, Rainwater Lines from tower to Storm Water drain and municipals connections, Water Supply lines from municipal connection to Towers, treated water lines from STP to Flushing tanks in tower. Electrical cabling c with chamber making and connecting to main Substation Rooms.
• 8) Planning, design checking and execution of Fire Fighting Systems with Sprinkler and Hydrant piping in towers, flats, podiums, parking areas and external area with Pump Room. Preparing drawings and documents for CFO compliances.
• 9) Fire Alarm systems.
• 10) Temple MEP work execution and handing over.
• 11) Project Execution with preparing as built drawings, handing over documents, Commissioning reports and final handing over to Facility Management for further operation.
• 12) Implementation of the Performance Management Process
• A) To Priorities execution tasks with effective management skills following documents and Methods to be used as guidelines.
• 1) Check Quality Assurance Plan submitted by Contractor to understand the Responsibility of his team towards quality of work and commitment to follow the guidelines and rules and regulations while executing the project.
• 2) Check Method statements submitted by contractors to understand correct procedure of installations.
• 3) To check Safety Plan as per Project specific requirement to work in safety manners to avoid accidents at site.
• 4) To check work completion micro schedules and main schedules to monitor the work whether it is going in right direction of schedule. This will help to keep track on project progress.
• 5) To check Material delivery Schedule submitted by Contractor.
• 6) To check whether contractor is submitting all statutory compliance documents for commercial and billing purposes to maintain his company’s cash flow
• 13). Implementation of Reviewing and arranging Meetings.
• A) Arrange weekly review progress meetings with Contractors to make follow up material delivery, work progress as per schedule.
• B) Attend weekly Review meeting with site team to explain and coordinate with other interdependent services.
• C) Conduct daily review meeting with site engineers and supervisors to monitor progress at site.
• 14). Commercial Aspects and activities by site team.
• B) To study commercial documents like Work Order to understand scope of works as per BOQ.
• C) To check Contractor’s bill in time and send to Billing Department for further process. To help contract department while evaluating Extra items with proper quantifications.
