RESPONSIBILITIES

  • 1. Team & Resource Management
  • Supervise multiple Team Leaders and Technicians (Field Team), ensuring proper distribution of manpower across sites.
  • Plan daily/weekly/monthly schedules for Preventive Maintenance, Breakdown calls and Inspections.
  • Monitor Productivity, Attendance, Discipline and skill levels of the Team.
  • Identify training needs and arrange skill development programs for Team.
  • 2. Operations & Service Delivery
  • Ensure timely Preventive Maintenance of elevators as per company standards and AMC commitments.
  • Monitor and close customer complaints within stipulated timelines (reduce repeat calls).
  • Conduct random site visits to check work Quality, Safety and adherence to procedures.
  • Support Major repairs, Rope replacements, Modernization jobs and Safety-critical activities.
  • Manage spare parts availability and coordinate with Stores/Logistics for quick material movement.
  • 3. Safety & Compliance
  • Strictly enforce Safety protocols during Service and Repair activities.
  • Conduct Tool Box Talks and monthly Safety meetings with Teams.
  • Ensure compliance with statutory requirements (Lift licenses, Third-party inspections, Audit clearances).
  • Investigate incidents/near-misses and implement corrective & preventive actions.
  • 4. Customer Relationship Management
  • Act as escalation point for Customers (Societies, Builders, Facility Managers).
  • Handle high-value and difficult customers diplomatically to ensure satisfaction.
  • Provide regular updates to customers on pending issues, job closures and improvement actions.
  • Build long-term relationships to retain AMC contracts and generate modernization leads.
  • 5. Performance Monitoring & Reporting
  • Track KPI :- Response time, Breakdown frequency, MTBC (Mean Time Between Callbacks), Pending calls and AMC renewals.
  • Prepare monthly MIS reports for Management (Service performance, Customer feedback, Financials).
  • Analyze repeated issues and take initiatives to reduce them (Root Cause Analysis).
  • 6. Business & Financial Responsibility
  • Ensure AMC renewals and reduce contract cancellations.
  • Identify modernization opportunities (Controller upgrades, Door operator replacements, Rope replacements) and support Sales Team.
  • Monitor revenue, outstanding payments and control maintenance costs.
  • 7. Leadership & Coordination
  • Mentor Team Leaders and Field Team for leadership roles.
  • Coordinate between Installation, Modernization and Maintenance Departments to ensure smooth handover of units.
  • Handle escalations from Field to Management and provide timely solutions.
