• Leading Real Estate Appraisals: Managing the comprehensive appraisal process for real estate projects and properties, ensuring thorough assessments for lending purposes, and identifying potential risks, advantages, and disadvantages.
• Ensuring Regulatory Compliance: Vigilantly ensuring compliance with valuation policies, processes, and local building bylaws, contributing to the development of guidelines that adhere to regulatory standards.
• Policy Coordination and Fraud Prevention: Coordinating with the central team in formulating policies to control fraud, identifying negative properties, and assessing those with restrictive marketability to enhance the effectiveness of credit appraisal and monitor portfolio/delinquencies related to technical aspects.
• Technical Oversight of APF Projects: Studying property documents, approved drawings, conducting periodic site visits, reviewing approvals, and monitoring affordable housing finance (APF) projects to ensure adherence to quality and regulatory standards.
• Turnaround Time Enhancement: Maintain strict adherence to turnaround time (TAT), and develop mechanisms to improve TAT for assigned activities for both empaneled valuers and the internal team.
• External Valuer Management: Managing the empanelment of external valuers, ensuring the quality of valuation reports through periodic visits to projects and high-value properties. Conducting audits, providing training, and coordinating with empaneled valuer agencies for query resolution.
• Technical Appraisal MIS and Database Maintenance: Preparing and maintaining a comprehensive management information system (MIS) and database for technical appraisal, ensuring accurate and accessible records for informed decision-making.
• Subordinate Development: Fostering the development of subordinates through regular training sessions on updated lending policies, engaging in discussions on complicated cases, and facilitating the discovery of optimal solutions.
• Group Site Visits and Technical Supports: Conducting group site visits for real estate projects and high-value properties, while also providing and managing professional technical support to the credit, risk, policy underwriting team, and internal stakeholders.
• Efficiency Enhancement and Market Interaction: Continuously monitoring the overall functioning of the property appraisal and valuation process, identifying improvement areas, and implementing measures to maximize efficiency. Regularly interacting with property brokers, architects, valuers, and real estate developers to understand regional property rates and pricing, contributing to informed decision-making through appropriate valuation methods.
• Legal Compliance and Risk Analysis: Analyzed legal compliance and market risk-related issues within the lending process, guaranteeing the collection of post-disposal documents, and reducing instances of partly disbursed cases.
• Disbursement Approval: Approved all disbursement requests based on achieved adherence to requirements, including loan-to-value (LTV), agreement value, and full documentation attainment at the branch level. Additionally, identified potential business groups through market feedback and risk ratings.
