Analyzing the Site and identifying the snags, finding out the difficulties of MEP operation and completion of the project, Collecting & Verifying the project documents, vendor list, Design scheme and checking all the point has been done as per the approved design, Preparation of technical data for the maintenance and finally taking over the Project with relevant documents after the rectification of all snags. Managing the MEP operation of Commercial buildings.
Responsibilities Functions
Responsible for complete Facility Management, Engineering services & Administration. Manage the contractors work force & vendor services through the SLAs. Implementation of operational SLAs, SOPs, system process, policies for FM platform. Responsible for maintaining of 100% power supply up time & zero down time. Budget Planning, optimum and effective utilization of approved funds. Preparing site Loss & profit and action plan tracker. Infrastructure Assets pupations and keeping records, documentation & inventory management. Responsible for Facility M&E equipment repair, maintenance & AMC services. Responsible for smooth functioning of UPS & inverters control systems including battery banks, DG, HVAC system, Electrical Switch gears, STP/WTP & RO system. Support daily office facility & admin functions and ensure smooth & trouble free operation. Manage building Fire & Safety services, Access control, CCTV, FAS, PAS systems. Carry out mock fire evacuation drills, assessment & audit on total fire safety as per BIS. Ensure compliance of all requirements under the Facilities & maintenance Act. Ensure adherence to policies and procedures applicable to the FM functions. Advise the Site team on implementing various cost-effective measures. Drive local and corporate best industry practices and ensuring consistent, high quality services to the client. Responsible for Power & Fuel management and operational cost control on day to day operations. Responsible for operational cost savings & implementation of energy efficiency systems in operations. Preparing & submitting of MIS & other various reports as required by the management and client. Proactively identifying areas of obstruction/breakdowns and take steps to repair & rectification. Handling complete multi location offices Infrastructure Facilities & administration functions. Implementation of Reactive / Preventive /Periodical and planned Maintenance Program -52week PPM. Ensure the team & AMC service provider are doing quality job pertaining to the equipment’s to avoid any breakdowns. Monitoring of stock inventory, maintain of PAR stock critical & non-critical spares to operate the site operation without down time. Participate and ensure Team to comply, various Site Audits. Coordinating with recruitment team to close all loop hole of statutory & employee welfare. Collections of outstanding from the respective client with proper timelines. Deploying skilled manpower as per the site specific within the frames budget. Lead the EHS activities with high level of safety awareness during the work. Assist in OSHAS & ISO audit. Asset management of all client locations. Supervise the vendor reports, log books, checklists and M & E installations. Prioritize work as per the demand, follow the SLA & escalation process. Provide M&E technical expertise in maintenance/servicing, rectification of various types of building services in the premises. Knowledge of all chemicals and cleaning methods. Event Management Coordinating with Maintenance and Housekeeping staff.
