Property Inspection:

  • Integrate flat files of Freddie / Fannie and DM in the Real Insight Application with constructive details from SAS.
  • Analysis and review the borrower provided financials and spread the Operating Statements, Annual Inspection and Rent Roll.
  • Responsible to Analyze and Review the OS and Annual Inspection documents which may be any of Deferred Maintenance and Immediate Repairs based on Fannie & Freddie guidelines.
  • QC and Review the inspection report of Annual Occupancy, Turn Over, O& M, Life Safety, Management Change, Significant Loss, Rehabs and Code violations of the property and Asset Manger details.
  • Narrative with Professional writing for the property in Real Insight Tool which gives the overview about the Repairs information, location, insights.
  • Run the metric scorecard post QC and report the failed metrics to respective Master Servicer.
  • Prepare post inspection letters to borrower to notify the identification status of DM, Life Safety, O&M plans and Repairs while validating Inspection QC and sent to AMs review.
  • Upload the inspection report and rent roll in the respective Fannie / Freddie portal for the Submission and sent Post-inspection letter to the borrower once AM approved.
  • Update timeframe as 30 days for life safety and 90 days for DM items from the date of Post Inspection letter sent to borrower.

Reserve Draw & Tax Boarding:

  • Work on reserve repairs and replacement which are done by the borrower and disburse the amount accordingly.
  • Check the invoices submitted by the borrower are correct then disburse the amounts using wire, ACH payment.
  • Check with property manager mentioned in the ASR document for any kind of discrepancies which occur in the repairs/ replacement process.
  • Boarding of Tax information in the client application, adding of pending tax bills, setting up the due dates according to the escrow bills.
  • Analyzing the escrow’s due month and due year. Inputting the details such as Parcel number, Tax type (state, city or county) and taxing authority.
  • Concluding the activity by updating the Legal Description document by adding note that the loan id has been escrow and uploading the document to the client end user application.

Escrow Analysis:

  • Run daily escrow analysis for insurance premiums paid and maintains the accurate data to avoid discrepancies.
  • Run monthly escrow analysis report for taxes which are due for the coming month and collect amount from the borrower if there is any shortage in the escrow account.

Commercial Card Spend Monitoring:

  • Effectively manage the vendor data of spend monitoring which has the raw file of every Individual clients in SharePoint Application.
  • To Monitoring the total spend of each vendor in G sheets and report to client success manager as a period of every cycle time.
  • Verify the additional spend of vendor and track spends twice a week and to ensure the quality check of the data file and communicate the findings and report to the client.
  • Preparing daily, Weekly and Monthly Reports for Client and also for Accenture management’s review and also Preparing and sending various kind of reports to Client like Daily dashboard, Accuracy report Presentations, etc.

Commercial Closing Function:

  • Maintaining Commercial card, CML Card Operational and CCNE Treasury Management On boarding led Credit Actions for the customer, based upon request like line Increase, Renewal, Unlock & Lock and Closing requests which receives through mail and complete the entire request by generating documents. For this record maintaining using some applications like (HUB, ACBS, COMET).
  • Mailbox Monitoring as we received the routed Customers via email and consolidate and allocate for the every individuals.
  • Preparation of Guarantors and Collateral documents for the Underwriters using standard templates and send to the Controller and Underwriter team.
  • To Track, Monitor, Renewal the properties that are covered such insurances, to ensure the period coverage is properly renewed and updated as per requirement for the client. Tracking General Liability Insurances for the collaterals that are insured for the Hazard Insurance.
